This past Friday, I presented our thoughts on the retail marketplace to 750 clients, colleagues and managers, at the Hawaii Convention Center. At the end of my presentation, several of the questions that I received revolved around the question, “Do you expect vacancies to continue to increase with potential State furlows and economic stagnation.” In preparing for the presentation we noted that overall sales are back on a positive trend starting in Q4 of 2009. We believe that the consumer wants to spend wherever possible.
This great recession is not like others that we have experienced here in the State of Hawaii. In past recessions, we have gotten caught with a decline in sales and a surplus of shopping center and retail property available. At the end of 2009, the vacancy rate for retail properties in Hawaii was at 3.47%, probably the lowest rate of any major city in the United States. There are virtually no new developments under construction that will be delivered and ready for occupancy and leasing in the year 2010. Projects are planned for the beginning of 2011/2012 and/or have been canceled.
With no new threat of supply, we believe many retailers have hung on to the worst part of the down cycle by using savings, credit lines where applicable, and hoping for a better day. With an up-tick in sales, and a projected increase in sales 2010 over 2009, many of these retailers will be back to profitability during 2010 and 2011. Because of the lack of supply of available space, we believe that we will actually miss any decline in rents in retail and shopping center properties here in the State of Hawaii.

I have been called a tool freak, on more than one occasion. Anytime I walk into a hardware store, like Home Depot, my wife cringes at the thought of what I might buy next. You don’t have to worry about storing the tool afterwards, which frees up space in your garage or basement. You don’t have to worry about protecting it with added warranties or insurance. When you are finished with the tool you rented, you actually pass all those worries back to the rental store, leaving your garage and life as uncluttered as possible.

How many times have we all purchased a tool that wasn’t even the right tool for the job? What do you do? You can’t return most tools after opening the package. Owning a retail clothing store can be a great way to sell your own designs, fashions from other designers or a combination of both. If you have a flair for style or you can help others create an image that they are looking for, you can have a steady stream of repeat customers and referrals lining up at your door.
Owning a retail clothing store is much different than just selling clothes. Whether it is merchandising classes, a previous retailing job, volunteer activities or assisting others in the retail field – the more experience you have when opening your own retail store, the better.
The first step is to decide on a specific niche market you want to sell to. Do not try to make everyone your customer. Get a business tax id from the IRS. Open a business bank account to keep your personal and business finances separate. Meet with an insurance agent to discuss your insurance requirements and options. You can also get free quotes and information online.
Talk with a tax accountant about tax deductions and how you want to handle accounting for your business. If you decide to do your own bookkeeping, make your job easier with basic accounting software you can pick up at Amazon.
Fourth, choose a location for your shop. Look at several locations including local zoning and other regulations that may apply. Will the location bring in enough foot traffic to cover the rent – and does the area offer future growth potential? Is there enough floor space and storage for both products and customers, and is there plenty of parking space for shoppers?
Fifth, but most importantly, you want to get customers. You can advertise in a variety of different ways. While keeping your ads simple, you want them to grab attention and provide quality information about your merchandise or store events. Focus on what makes you different from other stores – plus give people a reason to come see (and buy from) you.
If you want to save on business expenses, you can submit a press release to your local newspaper announcing the opening of your retail store. Schedule an open house party, fashion show, guest designer or sale to get the word out. Press releases can take very little time and can get you free advertising in the paper instead of having to pay for an ad.
When in doubt, consult a professional! By that, I mean get a business start-up guide at your local library or bookstore. This step-by-step guidance is cheap for the knowledge you can receive. Alternatively, you may want to persuade a noncompeting store owner to answer your questions while you take him or her to lunch. The insight you receive can be invaluable.

Ab Retail To Rope In Investor
Kumar Mangalam Birla’s retail venture, Aditya Birla Retail, is reportedly open to roping in a financial investor to fund its expansion plans. Even though the company declined comment, it is learnt from sources that the firm is not averse to diluting its equity by about 10% to a sleeping partner. However, it would rather wait for more clarity on the regulatory front with respect to such investments.
Given the rate at which Aditya Birla Retail is expanding, funding will be an important factor especially with the rising rentals in the realty market, industry sources said. Aditya Birla Retail operates supermarkets under the ‘more’ brand and hypermarkets under the ‘more. Megastore’ brand across the country.
It is opening its sixth megastore in Thane (the first in Mumbai/Thane) on Thursday. With 632 supermarkets and 5 hypermarkets under its wings, Aditya Birla Retail is gradually moving ahead with its expansion plans, even as it continues to identify and shut down unviable stores.
‘‘We may close down 40-50 stores which we feel are not viable. However, this year we would also be adding around 48 more stores as part of our expansion drive,” Thomas Varghese, CEO, Aditya Birla Retail told TOI.
According to Varghese, this year is critical for all the company’s stores from the profitability point of view.
